INTRODUCTION

The Open Inspection Does Not Tell You the Whole Story

Most buyers spend less than an hour walking through a property before deciding whether to make an offer. During that time, you are looking at room sizes, natural light, finishes and whether the home feels right. You are probably not examining moisture patterns, assessing visible structural movement, reviewing roofing concerns or considering whether renovations appear to have been completed correctly.

That is where an independent pre-purchase inspection becomes valuable. The MPF team helps you look beyond the styling and understand the visible condition of the property before you make a significant financial commitment.

What We Look For

The inspection is subject to access, visibility and the limitations outlined in the inspection agreement. Depending on the property, its construction and the areas that can be safely accessed.

Why It Matters

The Problem Is Rarely Limited to the Defect You Can See

The obvious crack is not always the real concern.

The important questions are why it appeared, whether there are signs of continued movement, what may sit behind it and what could be required to address the underlying cause rather than simply covering the surface.

Drawing on more than 40 years of industry experience, the MPF team helps clients understand whether the property appears to require:

What You Receive

Clear Findings Without the Confusion

Following the inspection, the MPF team will provide an overview of the significant findings.

You will then receive a detailed written report containing photographs, observations and explanations of the issues identified.

Our team remains available to discuss the report and answer questions about the findings.

SIMPLE PROCESS

How the Process Works

01

Tell Us About the Property

Investor or owner-occupier, property type, and the number of bedrooms and bathrooms. This lets us give you an accurate, upfront price.

02

Book the Inspection

Once you're happy with the price, we contact the agent directly to lock in a suitable inspection date and time, then confirm the details with you.

03

Pre-Inspection Agreement

Before the inspection takes place, we send out our pre-inspection agreement, which covers the terms of the service and our insurance requirements.

04

Inspection and Verbal Report

The inspection is carried out on-site, and we give you a verbal summary as soon as possible; especially if any significant issues are found.

05

Written Report and Invoice

Your full report is written and sent the same day, along with the invoice. We only invoice once the work is complete.

06

Follow-Up Discussion

We're available for a follow-up conversation if you'd like to talk through the findings in more detail.

FREQUENTLY ASKED QUESTIONS?

Pre-purchase Inspection Questions

A pre-purchase building inspection is an independent assessment of a property’s condition before you finalise a purchase, covering structural issues, safety hazards, and visible defects across all accessible areas of the property.

It’s not a legal requirement, but it’s strongly recommended. Victorian consumer law generally doesn’t require sellers to disclose defects unless specifically asked, so the responsibility falls on the buyer to investigate the property independently before committing.

Ideally after an offer is accepted but before signing an unconditional contract, or before auction day if you’re bidding. This gives you the chance to negotiate or walk away if significant issues are uncovered.

Beyond the standard structural and safety checks, our inspectors are familiar with issues common to Melbourne properties, such as movement from reactive clay soils, moisture problems in older homes, and non-compliant work in newer builds.

If we find anything significant during the inspection, we’ll give you a verbal summary as soon as possible, especially if it’s something that could affect your decision to proceed. You won’t be left waiting if there’s a real concern. The report will be supplied on the same day as inspection.
