During that time, you are looking at room sizes, natural light, finishes and whether the home feels right. You are probably not examining moisture patterns, assessing visible structural movement, reviewing roofing concerns or considering whether renovations appear to have been completed correctly.
That is where an independent pre-purchase inspection becomes valuable. The MPF team helps you look beyond the styling and understand the visible condition of the property before you make a significant financial commitment.

Once you're happy with the price, we contact the agent directly to lock in a suitable inspection date and time, then confirm the details with you.

Pre-Inspection Agreement
Before the inspection takes place, we send out our pre-inspection agreement, which covers the terms of the service and our insurance requirements.

Inspection and Verbal Report
The inspection is carried out on-site, and we give you a verbal summary as soon as possible; especially if any significant issues are found.

Written Report and Invoice
Your full report is written and sent the same day, along with the invoice. We only invoice once the work is complete.

What is a pre-purchase building inspection?
A pre-purchase building inspection is an independent assessment of a property’s condition before you finalise a purchase, covering structural issues, safety hazards, and visible defects across all accessible areas of the property.
Is a pre-purchase building inspection mandatory in Melbourne?
It’s not a legal requirement, but it’s strongly recommended. Victorian consumer law generally doesn’t require sellers to disclose defects unless specifically asked, so the responsibility falls on the buyer to investigate the property independently before committing.
When should I book the inspection?
Ideally after an offer is accepted but before signing an unconditional contract, or before auction day if you’re bidding. This gives you the chance to negotiate or walk away if significant issues are uncovered.
What does a Melbourne-specific inspection actually look for?
